Club Haus AM: Comprehensive Rules and Guidelines

Welcome to Club Haus AM, your premier destination for podcast studios, photography studios, car storage, and retail space leasing. With 16 locations across the United States and our headquarters in Portland, Oregon, we are dedicated to providing exceptional spaces for your creative, automotive, and retail needs. To ensure a harmonious and professional environment, we have established the following rules and guidelines for our entire franchise.

General Rules for All Spaces

1. Respect for Space and Equipment: All equipment and facilities must be used responsibly and left in the condition they were found.

2. Noise Control: Please be mindful of noise levels to not disturb other tenants.

3. Cleanliness: Keep all areas clean and dispose of trash properly.

4. Security: Ensure that all doors are securely locked when leaving the premises.

5. Prohibited Activities: Illegal activities, hazardous materials, and disruptive behavior are strictly prohibited.

6. Insurance Requirement: Tenants must have appropriate insurance coverage for their activities.

7. Late Payment Penalties: A $15 per day service charge will be applied for late retail space payments.

8. Deposit Forfeiture: Failure to comply with the lease terms may result in the forfeiture of the deposit.

Retail Space Leasing

1. Display Guidelines: All displays should be professional, safe, and not obstruct common areas.

2. Operating Hours: Adhere to the operating hours as per the lease agreement.

3. Subleasing: Subleasing is not permitted without prior written approval from Club Haus AM.

Garage Space and Vehicle Storage

1. Vehicle Condition: Stored vehicles must be in operable condition and leak-free.

2. Storage Duration: Vehicles cannot be stored beyond the agreed rental period without prior approval.

3. Access Hours: Access to the garage space is limited to designated hours.

4. Personal Belongings: Personal belongings should not be stored in the vehicle storage area.

5. Security Measures: Tenants are responsible for securing their vehicles.

Podcast and Photography Studios

1. Booking Schedule: Studios must be booked in advance and used within the allotted time.

2. Equipment Use: Handle all studio equipment with care. Any damages must be reported immediately.

3. Food and Beverages: Consumption of food and beverages should be limited to designated areas.

4. Guest Policy: All guests must be registered and accompanied by the tenant at all times.

Club Haus AM Auction Brokerage

For Buyers

1. Bid Registration: Buyers must register and be approved before participating in auctions.

2. Payment Terms: Successful bids must be paid according to the specified terms.

3. Item Inspection: Buyers are responsible for inspecting items before bidding.

For Sellers

1. Item Listing: Accurate descriptions and conditions of items must be provided.

2. Commission and Fees: Understand and agree to the commission structure and any applicable fees.

3. Transfer of Ownership: Ensure timely transfer of ownership upon sale completion.
